			<content:encoded><![CDATA[<p>Home buyers don’t overlook flaws they see in a house, particularly if those flaws obviously need repairs or redo. They want a house that is in move-in condition, not a house that requires a lot of work. Therefore, before you put up your home for sale, you must apply some basic and inexpensive improvements to your house. Think of the things that requires replacement or repair in your house. This is the time to do the repairs you always had in mind but had no time for.</p>
<p>The following are the things that require your attention:</p>
<p style="padding-left: 30px;">• Repair doors that don’t work properly – The entrance will give a first impression to home buyers. If your entrance shows problems or any signs of neglected upkeep, it will leave a negative impression that could blow the deal. So, make sure that your entrance works properly. You are familiar if your doors don’t open or shut properly and if this happen, fix it immediately.</p>
<p style="padding-left: 30px;">• Fix the roof – Missing, cracked or blown off roof shingles are clear signs of a roof in need of repair. If you have this for a long time, you most probably have heavy leaks and rotten roof decks underneath your shingles. Sagging or loose gutters should be fixed as well. It will cause a lot of problem to other areas of your home if left unfixed. You must repair these problems to prevent water from entering your home and to protect your investment in your home.</p>
<p style="padding-left: 30px;"> Problems on roof shingles can be replaced with asphalt roof shingles because they are easy and inexpensive to install, maintain and repair. Note that the need for this repair is not always obvious because some parts of the roof are out of sight but always lookout for warning signs. If you find water or leaks in the attic, you have to fix this problem to avoid property damage.</p>
<p style="padding-left: 30px;">• Fix Flooring – Home buyers normally looks around. Just imagine how the buyers will react when they see your cracked or discoloured floor tiles or hear your creaking and squeaking wooden floor whenever they walk on them. These floor problems are annoying and require expensive repairs that buyers do not wish to fix themselves. Flooring problems might even become the reason why you couldn’t sell your home. So, if you have cracked floor tiles, replace them. If you have discoloured floors, remove stains by cleaning them. If you have noisy, squeaky wooden floors, lubricate the wood or stop its movement. It is also possible to solve the problem with noisy wooden floors by using a carpet with a thick pad.</p>
<p style="padding-left: 30px;">• Repaint Ceilings and Walls with a Neutral Shade &#8211; Paint can become worn over time and it may tear or peel from the surface.  Aside from this, marks and scuffs on walls are also unsightly and are huge turn-off to buyers. One thing you can do to fix these problems is to repaint it. When you repaint, don’t forget to use neutral shades.</p>
<p style="padding-left: 30px;">• Get Rid of Smell – Buyers can easily determine how well you maintain your house base on how your house smell. It may look clean inside and out but the odor will tell them everything.  If buyers could smell the horrible odor coming from your toilet or kitchen sink or your house smells musty, this is a serious deal breaker.</p>
<p style="padding-left: 30px;">To get rid of that funky smell, clean toilets, bathrooms and the kitchen with bleach. If your house smells musty, make sure to provide proper ventilation inside the house. Open your windows and turn on fans to air out the odor. If bleaching doesn’t work on your toilet and kitchen, you should call a local plumber because you might have a clogged toilet or kitchen sink.</p>
<p>Home buyers love to take over a well-maintained home because it is cheaper for them than to take over a neglected home. Maintaining a home is not an easy chore but it is necessary to make your house look well-cared for. The repairs also require money and plenty of your time but it’s all worth it because this will significantly enhance the saleability of your home.</p>

<p>Some people think of selling their home as is. This means that they just keep the current status of the house and when they found a buyer, they sell it to them. Every seller wants to sell their house as profitable and as fast as possible but not everyone know how to do this exactly.</p>
<p>In order to become profitable and sell your house easily, you have to do something to make that possible. You have to take some time to plan carefully on how to prepare your house for sale and then do it. After taking this step, it is then possible for you to be greeted with a crowd of home buyers.</p>
<p>Preparing a house for sale is very important. It will improve the condition of the house and therefore, improve its price. If you sell the house as is, the offers will reflect the current condition of the house and that is lower than what you expect to get. The worst possible thing that could happen is that when you sell your house, it will never get sold because home buyers don’t like it. Of course, you don’t want this to happen. So, in order to sell your house as quickly as possible, you need to prepare your house for sale and you can do that by applying the following steps:</p>
<p style="padding-left: 30px;">• De-clutter – De-clutter means removing unnecessary items from your house. Your house might become overloaded with unnecessary things because things over the years have accumulated there. There might be appliances that no longer work, old books and notebooks and other things that you no longer use. If that’s the case, why don’t you throw the junked items and give away the things that are still usable? Or if you find something that you still want to use but don’t use regularly, then pack them away and put them in the storage area in order to de-clutter your home. Also, when preparing your house for sale, you have to take down personal things like photographs, frames and albums because home buyers can’t imagine themselves living in the house if these personal things are displayed there.</p>
<p style="padding-left: 30px;">• Repair – To prepare a house for sale, you should also make necessary repairs in the house. You are the one who knows very well what needs to be fixed inside and outside the house. You know if there’s a hole in the ceiling and if the sink or toilet clogs after it is being used. If there’s something that needs to be fixed, fix it now. If light bulbs don’t work, you have to replace them. You will never know what the buyers will inspect while they’re in the house and you don’t want them to have a negative impression on your house because that could easily blow your deal.</p>
<p style="padding-left: 30px;">When doing repairs, consider also painting your walls with lighter earth tones and try using one colour when painting the interior of your home. If you are not a good painter, consider hiring a professional. If you are doing the painting all by yourself, don’t forget to protect the floors or put mask around the trim and door hinges.</p>
<p style="padding-left: 30px;">• Clean &#8211; Cleaning the house means cleaning the windows and removing cobwebs. It also includes mopping and waxing the floors, dusting the furniture and cleaning the appliances. You might as well use disinfectant spray inside the house to eliminate odors and make your house smell clean. Examples of the popular scent that you could use are citrus and Fresh Flowers scent.</p>
<p style="padding-left: 30px;">• Renovate/Revitalize – when the house is already clean, it’s time to make small upgrades to improve the look of the house. Mow the lawn or trim the grasses outside the house. You could also plant flowers in the yard to brighten up the exterior of your house. Just imagine yourself as the buyer and think what a home buyer expects to see or what appeals to them and apply necessary changes. However, be cautious of spending money because you won&#8217;t get it back and make sure that you are only doing the kind of renovations that will attract buyers.</p>
<p>The above steps consume time, money and effort but these steps will turn your home into a desirable place that buyers will surely like. Just apply the tips on how to prepare a house for sale and you will benefit greatly from it.</p>

<p>• If you&#8217;re not a good painter yourself, consider hiring a professional. A poor paint job that leaves paint on door hinges, light switches and electrical outlets and trim can actually <em>de-value</em> your home.<br />
• If you are doing the job yourself, be sure to mask around trim and door hinges, and remove cover plates from switches and outlets before painting.<br />
• It&#8217;s recommended to paint the entire interior of your home one color. Lighter earth tones are safest. Stay away from white except for trim and doors.<br />
• Be sure to use a drop cloth to protect your floors, especially if you are painting above carpet.<br />
• Ask at the paint store for the best masking material and apply paint lightly beside it, as paint may &#8216;bleed&#8217; underneath the tape.</p>
<p>If you&#8217;re unsure of the best colors to use, visit a few show homes and take note of the colors they&#8217;ve used. Builders do a lot of research into the latest popular colors and you can use these colors with confidence.</p>
